Depends on how you want to subdivide the land: big house in small lot, small house in small lot, small house in big lot, big house in big lot, condos, townhomes in plan, etc. What are access facilities,may need retention area, conservation area, roads, etc. What zoning laws does the area have?

How big are the lots? The mini resort? Are there going to be alleys in addition to streets?
