A perfect site has become available for lease, and I want to grab it before someone else does, but I haven't even started the process to get my business rolling yet and don't want to get stuck with rent I can't pay for.

One word... Advertising!

Without it... You're sunk before you launch!

Customers are what make a business successful if everything else works well on it's own. Way to get customers... You advertise!

Then your not ready! UNLESS you can get a business plan together really quick and consult with an attorney, your bank, and your accountant/tax professional to see if it will fly!

At least do your business plan! so you know and have a plan! It has to be on paper not in your head!

If you have funds for the lease, and you don't mind a possible loss then go for it...but still get back to the business plan asap!

Also put a clause in the lease agreement, that if you need to you can sublease..to bail out until your lease is over!

How long does it take~ is up to you..
there really is no answer...some business start over night, some take time and planning.

sorry you're not providing enough information. where is the place? what is the local traffic like and what is the neighborhood like? What can you do and how much do you have to save?

You might want to check out the small business administration (www.sba.gov) - they have template business plans and financial tools that may help.

Setting up a legal entity (you don't need one to lock up your lease) doesn't take that long at all any more (a couple of weeks) and that can get done while you negotiate the lease (ask for 30 days to do inspections, get renovation estimates, etc...).

It will take time to build your business up and you will be paying expenses out of your pocket for a while. This is the worst time of the year for retail if that's what you business idea is. It's better to plan an dopen in August with some advertising. Don't waste your money placing ads after january.
