Water heater in attic of two-story home. Kitchen on ground floor.

Costly. May require special wiring depending on current use.
Ask about smaller unit that hot water is connected to, so that it only heats the cold lead water, then shuts off when hot water arrives.
I saw one in a public restroom recently that mounted on the wall and was about half the size of a shoe box.

cons - would have to be small to fit under the sink and it takes away from storage under the sink.

pros - fast hot water at the sink.

WRAP HOT WATER TANK AND PIPES, IF POSSIBLE. IF THAT DOESN'T HELP YOU MIGHT BE BETTER SERVED INSTALLING AN "ON DEMAND" HOT WATER HEATER.
