We have had a lot of rain lately in this area and now my roof is leaking. Will my insurance cover a new roof if all that has happened is heavy rains?

No. If a tree fell on your house you are covered but you need to maintain your home.

no. roofs wear out and you have to replace them when they do. insurance won't cover routine maintenance, if wind blew a tree into your house, you'd be covered. you have a leak in your roof, it is just when you get a lot of rain that it shows up inside, in light rain the wood in the house soaks it up. get it fixed right away or you will have major damage to the structure and a bigger expense. when you get estimates, tell them where you are getting the leaks. they can give you a better idea of what is wrong and will need to be replaced, if they know where it failed. if you don't tell them their estimate will be just a guess. a $6,000. estimate, when you need $8,000. worth of work, will not do you any good. if the roofer knows where the trouble is, he can give you a better idea of what the total cost will be, and avoid surprises. get at least three estimates, check references, check the references, check the contractor out with the better business bureau, and in this case do not go with the cheapest estimate! you may also want to consider having a roofer tarp the roof until you can get it repaired. to avoid any further damage, and to let things start to dry out. good luck!

ask your insurance company.. It just might need to be "flashed"(patched). You can do it yourself with a bucket of redi-mixed tar and a spatula. If you pay someone to do the flashing, expect to pay 100-300 dollars.

Insurance doesn't cover maintenance costs. It's up to you to keep your house in good condition.
