is there any legal contract that the potential renter would have to sign? do i have to go through a property management company or can i do it myself? is renting safe for the renter and landlord?

You can do it self, you can purchase the forms from "Office Depot" or the Internet. You need to give your future tenants an application. Make sure you check their credit history, Those forms can be download from the Internet there are charge for credit history, there are companies who will do it for you, this fee you collect from the tenants which is not refundable. It’s important you do not let someone who is deadbeat to move into your property.

You can hire a property management company, make sure to check their references and make sure that your agreement contract has 30 days notice if for some reason you are happy with their performance.

I am landlord with 3 rentals.
