I need a house with a walkout basement in warrington, PA!?

I have been looking for months, and no luck, so I thought I would try this way.... please, someone help!
I am looking to buy a house soon in Warrington, PA with these specs that NEED to have a walkout full basement, 4 bedrooms, 2 bath, public water/sewer, nice size bathrooms and kitchen, all for under 475K ---- Thank you

Any real estate agent will be far better at find you the right home than this venue would be. If you are in that area, drive around until you find some you like and see if the owners are interested in selling?

Look around there has to be something out there.
