Have you ever thought of Nancy Drew Mystery Stories. My daughter is 8 and she likes those. They are not fantasy, but I also like to read mystery books, which you might find some interest in.

The Changeling Sea by Patricia McKillip is about a young woman who puts a curse on the sea. Her curse releases a sea monster that turns out to be a long lost prince. It's a very good book.
The Mermaid Summer by Mollie Hunter is about a brother and sister who meet a mermaid that's causing the fishermen of their village to have a bad season. They have to figure out how to get her to leave their village alone and bring their outcast grandfather to come home.
The Little White Horse by Elizabeth Goudge is about an 11/12 year old orphan girl who goes to live with her uncle. He lives in a very interesting and mysterious mansion. With the help of her childhood friend, Robin, a pet lion that everyone thinks is a dog, her pet dog, and her pet rabbit, she must figure out how to bring peace to the village and right the wrongs of her ancestors. It's good story, even though there really isn't very much conflict.
I also recommend Alice in Wonderland & the second book, Through the Looking Glass, by Lewis Caroll.
The Hero and the Crown by Robin McKinley is another great fantasy/adventure.

A WIzard of Earthsea (Le Guin) is a classic little person's book. Also, A Wrinkle in Time (L'Engle) is marvellous. Try Time Cat (Lloyd Alexander), The Book of Three (Lloyd Alexander).
Of course, most 12 year olds are more interested in adult science fiction and fantasy novels. Of these, I'm not sure what to reccomend.

Ooh! Try Charles DeLint! Some of his books are less than appropriate, but he has young adult books that rock. ANd there's always Will SHetterly's Elsewhere and Nevernever, which are great, and Scott Westerfeld's fantasy- ish book, Stephenie Meyer's vampire books, Tell Me WHat You See by some foreign dude who's name is unpronouncable and therefore easy to forget (Sorry!). Holly Black's Tithe and Valiant, the slightly juvenile Spiderwick Chronicles, Francesca Lia Block's slightly innapropriate but still great work, Neil Gaiman's Coraline, the Redwall books, Eragon and Eldest (you either love em or hate em), Susan Cooper's books, faerie story anthologies such as "The Faerie Reel," edited by Terri Windling and Ellen Datlow, A Wrinkle in Time, Ender's Game, Abarat by Clive Barker, Alice in Wonderland, The Princess Bride by William Goldman (or Golding? One of the above. It rocks, so just read it and forget the author), Eoin COlfer's books...So many great books that I can't remember them all. I think at the library they usually have catalogues of "if you like ___ then you'll like ___" lists, so ask about that.
My friends and I all read the Song of Ice and Fire at age twelve, but that's just us. They are NOT appropriate (sex and cussing and crap), just wanted to mention em abecause they're amazing. Read those in a couple of years.

What about the Omni Odysseys by Marcia H. Kruchten? They're sci-fi/fantasy about aliens on Earth.
Try also books by Andre Norton. They include Star Born and the Witch World novels.

I read this amazing book called "Searching for David's Heart" by Cherie Bennett when i was in 5th grade last year. It is my favorite book that I have ever read.....and i read a lot of books..no joke. There were tears on the page because i was crying so hard and i was so into the book i couldnt get a tissue to wipe my tears away. The book is about a girl and her search for her brothers heart. It touches you in such a way. All ages should read this book it is amazing. I read this story several times now and it touches my heart. It's just the best book you will ever read. And I really think that if you pass up the chance to read this then you're really missing out.
I also loved "Where the red fern grows" by Wilson Rawls. Its a book about a boy who wants 2 coon dogs, but his parents are poor. He finds an ad in the paper for two pups for 50 bucks. He works for 2 years and saves up the money. He travels out into the city to get his pups. He trains em and they become the best coon huntin dogs. In the end, the pups died( lil ann, the girl, died because she couldnt live w/o old dan) and old dan died after he had a fight with another animal. Where they were burried, a red fern grew. Its really a sad story of never giving up. I loved it a lot.

She's authored other books that are really good too.
