Many people seem to confuse greenbelt land with Greenfield land.

A Greenfield site is just land that has not previously been developed and can include farm land and parks etc.
Whereas Greenbelt land is usually a defined area around an existing developed area.

The greenbelts were established in 1955 following a circular from the government which invited local planning authorities outside London to consider the implementation of greenbelts.

There are 14 separate greenbelts which cover over 1.5 million hectares which is around 11% of England.
Greenbelt land can usually be purchased for significantly less than land with planning permission and has increased over the years in value.

Greenbelt or green belt is an undeveloped area neighbouring or surrounding an urban area, often protected from development by planning law.

There are five stated purposes of including land within the green belt:

To check the unrestricted sprawl of large built-up areas
To prevent neighbouring towns from merging into one another
To assist in safeguarding the countryside from encroachment
To preserve the setting and special character of historic towns
To assist in urban regeneration, by encouraging the recycling of derelict and other urban land.

Oportunities and benefits of reserving a green belt include:

Providing opportunities for access to the open countryside for the urban population
Providing opportunities for outdoor sport and outdoor recreation near urban areas
The retention of attractive landscapes and the enhancement of landscapes, near to where people live
Improvement of damaged and derelict land around towns
The securing of nature conservation interests
The retention of land in agricultural, forestry and related uses.

Best wishes

Hello,

(ANS) Greenbelt land, is land that is officially designated by the authorities (both local authorities & by government) as land which cannot be used for the expansion of a town, village or city. It cannot be used for building more homes or offices or factories on.

**So called brownfield sites have to be used for building new homes or business's before any greenfield sites can even be considered this is now a part of the planning rules & reg's. As I understand it.

Land that has been designated never to be built on. It usually separates built up areas from the next built up area. Supposed to keep England green. However the government, in particular Prescott want to get their hands on it and use a lot of it for building.
