Is there any kind of way that I can get any amount of renovation money from somewhere and coming out of pocket VERY minimal

If you have good credit, check out the home equity loan route, if not, then maybe a hard money lender could help.

Also, in some neighborhoods they have grants to help in renovations of at least the exterior. You would have to contact the local municipality to determine if they do or not.

A home equity line of credit allows you to do repairs and borrow against the equity on your house. You have to pay it back at some point. Are you asking if there is any "free" money? Not for your own personal dwelling, although your city might have some HUD rehab money available if you qualify by income and live in what HUD designates as a blighted area.

You want minimal out of your pocket, I bet if you can sell for a profit you would want to keep it all. Pay for your own dam renovations.
