i have put an offer in for an old school house which has full planning permission to convert into a private dwelling house, my offer has been accepted pending various other factors. If succesful with the sale i was hoping to convert it into two properties, i know i will have to go back to planning for this to happen, i was wondering whether i have a good chance of being succesful because of the already available planning permissions. I will not be changing the exterior at all so the renovations will be internal.......any advice would be greatfully accepted!!

I recommend you log on to your local authorities web site and review the planning applications. You can also go in and discuss your plans with a member of the planning department. It is best if you take a professional architect or similar with you. From my experience it appears councils turn down a lot of plans initially, but following discussions and amendments to the plans they generally get agreed in the end. The fact you already have planning persmission is a good sign. Good luck.

This is really about what is typically being done in your area and the local building departments view on subdividing. Where I live it would be very very very difficult and time consuming if not impossible. Typical plans for a home take about 2 years to get through our building department and they give you an unbelievably hard time.

Your realtor should know what's going on locally with this sort of thing.

My parents recently bought an old school house (with 3 units) and successfully converted them into separate properties (condominiums). Do you homework, but this should work!

In todays climate they will gladly give permission for the 2 premises. The push is on to build as many as possible as quickly as possible.
