Log on to National House Buyers Association website, the non-profit organistation in Malaysia. I believe you can find your answer there.

Few months ago, I sent an enquiry e-mail to them pertaining some Legal issue related to house purchased and they reply my e-mail within 2 day.

a lawyer will charge you one third of any money you get plus costs.
