It was real: The games weren't fixed, the plays weren't mutually agreed on by each team and the whole league was a legitimate attempt to challenge the NFL (it's not the first time that this has happened).
So yes, the games were real but unfortunately they were also real bad. They had talent that, by NFL standards, was third to fourth string. The top five college football teams that year had better collections of talent and would have a great chance to beat any XFL team of that year. Talent wins the games and people will only watch the best talent.

The XFL was a real league with 8 teams

Orlando Rage
Memphis Maniaxs
Birmingham Bolts
Los Angeles Xtreme
New York Hitmen
San Francisco Demons
Las Vegas Outlaws
Chicago Enforcers

It was created by the WWE guru Vince MacMahon and only lasted one season as it drastically hurt his financial standings and the WWE at the time. It's intention was to create a "better" football league, with cheerleaders that looked like strippers, rules that would make the game more physical, and of course the trashing of the NFL (No Fun League, as they called it).

It was real. Tommy Madux played in the NFL for the Broncos, after he failed in the NFL went on the the XFL to win that MVP. He then went to the Steelers with some moderate sucess. I doubt he was faking playing footbal while in the XFL.

XFL was real, you can't script or choreograph football and it still look good. It wasn't really like the WWF in anyway. There were gimmicks and stuff, but it wasn't anything like WWF because it just wouldn't have worked; XFL was watched by football fans not wrestling fans.

Real how can you fake a tackle with the sounds and actual hits, but they still had the pads on so it was just regular football besides the extreme part.

I donno. I never watched enough of it to tell. I have a friend though who REALLY liked it. Of course he likes wrestling too. So it is hard to tell very much from this. Good question though.
