I have a garage 20 x 30 with a deck built on top of it (I know, stupid design). The garage roof is leaking and of course it can't be repaired without tearing the deck off first. What is a reasonable bid to do the work: tear off existing deck, repair flattop roof of garage, replace deck on top.

With a area that size, maybe think of just putting a nice coat of Elastomeric <<-- Spelling? . It's a white roof coating that seals very good.

You might be able to fix the leak with an elastomeric coating on the deck. United Coatings or National Coatings can recommend a roofing contractor in your area. That will save you money on the tear off and deck replacement.

i would lk 2 see it so i could estimate it better but it can probaly be fixed without tearing off deck deck could be raised possibly.
if u go with rubber menbrain roof material is lessthan600.00 so at abot less than 3000 00 should cover it without a closer look but this is only if everthing is easy 2 get 2 plus how high this roof is u can email me i will help all i can even when u get ur estimates at least three

done this before....hire a crain, or ur builder can, and cut the deck loose and left it up with the crain and let it set if down out of the way and do the repairs to the roof, then set the deck back on and secure it down...shouldnt take more than a day in total labor, here in NC i would charge about $400.00 for the crain and $800.00 for the labor.......
