Can this Hole just be covered and forgoten. The Plate over the hole with the Lever is missing. When Tenant Takes Shower water drips through hole then the ceiling into garage. Should I replace the hole with a new Overflow Kit or can I cover the hole and leave it as is. How important is the Overflow pipe.

With new overflow kit.

You do not want to put yourself in a position of 2nd guessing your tenant.
They could leave the water running one day, forget about it AND you're left with the repair bill.

The tenant will not be liable as you were aware of the problem, and in fact it was your action that would have made the flooding possible.

It's you investment -- you shouldn't put yourself in such a vulnerable position.

Tub Without Overflow

I feel like I've missed some thing through translation?
I assume a 'tub' is a bath? The bath has a drain at the bottom of the bath, maybe your drain is opened and closed by lever? But what ever the case this drain has nothing to do with your overflow, its just to drain water from your 'tub' after use.
Directly above your drain about 3" from the top of your tub there is an overflow hole which is just that, 'a hole' the other side of this hole is connected to a pipe which takes water away from your tub to prevent overflow all over your bathroom floor, there is no 'overflow kit' its just a hole.
You have an overflow kit on your loo cistern which stops water reaching the cistern overflow when the cistern refills after flushing, this has nothing to do with water going into your bath tub! unless you have a very strange plumbing system in your neck of the woods?
I'm now exhausted trying to figure that out, but the answer to your question is, the overflow of either system is to prevent the room or even the house from getting flooded out, so it's important.

If there is no pipe connecting your overflow hole to the drain (overflow kit), you have a big problem. If this tub ever overflows you are going to have no ceiling left in your garage. I strongly recommend that you repair this as it can cause major damage down the line. This is a very cheap repair that you can do yourself. The only thing I can see being a problem is access to the pipes. If you don't have an access door, you might have to make a hole in a wall too access the pipes. Good luck.

If the pipe is still behind the hole the easiest way is to replace the cover over the hole which will pull the pipe tight against the hole and shield water from getting in the hole the cover would probbily be easer than covering the hole.are you shure that is where the water is comeing from check the conections by the drain under the tub alot of times the slip conections just meed tightened to stop a leak.

The kit to fix your overflow is cheap. I am sure there is a pipe behind the hole. Just take the cover and screwbolt out of the kit and screw it tight. This will draw the seal and stop the leak.

well an overflow pipe is really cheap especially if you compare that to a tub that has over flowed its capacity. accidents happen for what ever reason. You already have a problem with a leak that is slowly destroying the place. my advise is fix the leak and put in the overflow. its easier to set something up correctly then have to deal with the problems that arise from water in a house. it likes to rott thing out and create mold. not healthy

There are two specialty types of waste and overflows for your situation. You need either a side outlet or a heal outlet waste and overflow. These waste and overflows are specifically made for floor joist obstruction such as yours. They can be purchased at a plumbing supply store. You need an overflow for safety and it also provides air for drainage. The "P" trap is to be installed directly under the waste assembly. Talk to salesman at plumbing supply store and the will assist you in transition fittings from old drain to new assembly.

Depends on what you consider a bigger pain....

1. taking the time to fix it right
or...
2. living with the risk of the tub overflowing and having a very big water damage problem.

Sounds like you're renting the place to someone and since renters don't always take care of a place the best I would fix it right.

An ounce of prevention is worth a pound of cure.
