There must be a reason they are refusing your payments. Usually when you are a few months behind and they start foreclosure Proceedings they will not accept payments. If they accept your payment after proceedings are started they would have to start all over again. May I suggest first calling the private lender and asking them how much they wanted to stop the proceedings. If you have that much get the offer in writing and send the funds certified mail.
Depending on what situation you are in what type of lawyer you will need. If you are behind and don't have the funds to catch up than you will have to probably see a bankrupt attorney for a chapter 13 to stop the foreclosure proceedings. If you are not late than you will have to see a Real Estate attorney.
Unfortunately it is never a fun situation.

Do you mean a rental payment? Why would a lender be a seller? If the seller is your landlord and you have a valid lease then you should consult an attorney right away. If you are doing some sort of owner financing to buy the property and your payment was rejected, read your contract - it may be legal for the seller to look for another buyer while you are still in the process of buying out. It is sad but I see it a lot - make sure you understand what you sign and if you can afford it, get an attorney to look it over as well.

Have you missed any previous payments to him? If you haven't then he has no reason to refuse your payment. If someone gets behind at least 3 months, the owner can start foreclosure. By all means get a lawyer.
