The windows should be atleast:

dual pane
energy efficient
vinyl, insulated vinyl or fiberglass
and has a low conductance spacer.

I can't seem to find anyone helpful at the local Home Depot or hardware store that knows all this information.

Again, I live in the San Francisco, California area. I know location does play a role in finding the right windows.

Any HELP, weblinks will be greatly appreciated.

look in the phone book for glazers...

a current and common efficient window is called a Low E. This is produced by higher end manufacturers and is a bit more costly than what you'd get at home depot... but... you get what you pay for.

there are a huge number of glass options out there... it all depends on how much you want to spend.

I haven't used this link or these contractors (the ones I use are very very high end)

Go to Anderson Windows. They are the best for all areas. I know because I build house with them in Indiana where the weather is always changing.

Check the Internet for dual pane windows. lots of good stuff there.

Try 'Innovative Openings', they're in LA but we use them for lots of our projects. They have all types of windows for most any application.
