what are my risks not having a written agreement ?

any idea why a landlord did not propose that we sign a agreement ?

Copy the free rental agreement from the site listed below and edit it to suit YOUR requirements. Then go to the landlord and tell him that you're sure he would also prefer to formalize the agreement and stay within the law. With an agreement he cannot increase the rent at will, for instance, and you both have obligations and peace of mind.

The landlord wants cash in hand..so he doesn't declare this to the taxman. He maybe unemployed..hefty fines if caught!

No agreement means you can walk out without giving him any notice at all and just disappear without trace.

If you plan to stay for some time insist he gives you a rent book and an agreement which you both sign. This will show notice that has to be given on both sides of the deal. A reputable landlord/landlady will always ask for a deposit if the event of walking out or breaking/stealing furniture.

Insist on your rights..you could also talk to the citizens advice bureau for further information.

Boy everyone got this one wrong! You have every right that any tenant with a lease has. You have what is called a month to month lease. Very common. Click on this link to see tenant law in your state.

You might just have a very nice landlord an if you go shoving things in his face I am sure your lease will increase or he just might give you your 30 day notice.

Are you sure that the landlord owns the property? Ask for an agreement.

Not Good...you will need a lease agreement to show proof of residence if you apply for a loan.
Let's say they call the police and say your solicting,you don't have anything to show that you reside there. Or worse lock you out!

he has no liability as to just what kind of repairs he has to make, when he can enter the apartment without notice, he can jack up the rent whenever he wants, and kick you out. it also does not protect you if he promised to make upgrades, provide security, or anything else. he can say you case damage to the apartment, ant there is nothing to say it was not already there when you moved in. there is no accountability as to when you will get your deposit back. get a lease pronto. not to mention if you ever need proof of residency, you don't have one.

Perhaps he's not reporting that income to the IRS.

Your risks might include your things vanishing and you having no place to come back to.
