need financing for modulars and doublewides on blocks, no hitch, no wheels, in jersey and pennsylvania usually these people have excellent credit, and no lates, but their loan doeset show as a mortgage! they are paying int rates like they financed a boat! pleeze help!

Assmuning that the clients have the property on fee simple land and it is attached to the foundation try US Bank... Also check the scottsman guide at www.scottsmanguide.com. They have a searchable lenders index based on your scenario.

Are the homes on land they own or in a park? Typically properties like these that are not on a permanent foundation are considered "automobiles" not a house, until it is put on a permanent foundation....thus the difference in the loan classifiaction and rate.

If they are in a park or other land they pay rent for, try the following company:
