I am in the process of selling my house on long island NY. I was just wondering what you look at when you are in the process of buying a house. What makes a better sale?

Location, location, are one of the main factors. Floor plan, clean and tidy rooms, lightening, appliances, views, landscape, outdoor features-patio, baloney, pool, spa, bathrooms, bedrooms, kitchen , windows covering. What type of heating/air conditioning do you have in your house? Is there a Security System in your house? Is the garage attached to the house or do you have to walk down the stairs or go far to get to your car/s when it is cold outside?

There are several television programs that I look at and they fix up the houses for a fast sale.

I am in the process of buying. First I look at the neighborhood, is it clean, well kept, what kind of vehicles do people own. I went looking in a big rain storm (New Year's Day) and ruled out a neighborhood entirely because of the way the water was sitting in some of the streets and another because nobody in the neighborhood seemed to have done any post construction landscaping. But as for the house itself, I am looking for something I won't have to do a lot of repairs to, I look at the roof, the quality of the paint (inside and out), how new the appliances are. I run the hot water and showers (I'm interested in pressure). I check to basement for water leaks and mold. I want fairly new carpet, no pet odors (or any sensory evidence of pets at all, such as pet hair or litter boxes). Good luck!

Check out my househunting check list, many buyers take similar criteria along on their tours.
If you have ads out and the price is appealing, the buyers drive past the address to see the house from the curb or street.
If the buyers like what they see from the street, they ask an agent to show them the inside.
If the buyers like the condition of the inside and the price combined, they consider making an offer.

A buyer will first look to see if the kitchen and bathrooms are upgraded.

Then the master bedroom is next.

Is the place clean?

Are the ceiling fans drooping, and falling off the walls?

If someone really know what they are doing then they will check the breaker/fuse box.
Does it have breakers or fuses?

How many AMPs is the panel?

In every house I looked at, I checked to see if the bathroom was clean. To me, in meant they kept a clean house and made repairs when needed. Of course it wasn't the only thing I looked at, but it definitely was a big item. The shower had to be very clean!

Personally, I like a lot of windows and light, as well as a spacious kitchen.

I always check to see how old the roof ,furnace,water heater and things of that nature are. then the area, schools, &etc.

paint, upgrades, etc.
You would be surprised how much this matters
