A friend recommends to me a site that offers a Flat Fee MLS service. I just want to know if it is ok or anyone tried it already. The site is 4thishouse.com.

Be careful. What kind of representation are they going to give you. I've sold 4 houses through my life, we did one for sale by owner and it was terrible, but when we used a flat rate MLS type company the seller ended up taking us to court for failure to disclose. She won 12,000 and the company we used was out of state and we signed a release form in the beginning that we never remembered seeing. So be careful.

Yes and No. It depend s on a number of circumstances. First is the market in your area. In a hot housing market homes often sell just by being on the MLS. In a normal or slow market agents are responsible for more of the sales because they control what most buyers see. Discount brokers and For Sale By Owners (FSBO) tend to suffer in these times. Second is the MLS that they are placing you on. There are different ones for some areas, so make sure you are on the one most widely used by agents in your area. Third is the service you use. Some do a good job of advertising your property, but other do not. Some charge you with all kinds of extra costs for changes to your listing, pictures, descriptions, etc. Another factor is your situation and knowledge. Do you know what your home should sell for? How quickly must you sell? If you save money on listing, but get thousands less for the house or don't sell it, is it worth your time and money?
