I'm looking to purchase some homes with some investment funds I have set aside.

If you really want to purchase homes for investment try a bank, or government homes listed as repossessions. Always make sure
the sale has "closed" properly, and is
deeded in the registors office of the local court. (You might want to check local taxes and utilites for easier leasing or resale.)

Craigslist can have some good leads. There is no quality control so you will have to wade through some bogus deals to find a gem.

Are you looking for a bargain that will produce a positive cash flow or just a property that is below market value? Answering that question will go a long way as to where you might look.

Have you considered how you could use options rather than a full purchase to more effectively take advantage of the market opportunities? An option can give you exposure to the market without forcing you to be the landlord.

CA can be a tough market unless you have enough capital to make the numbers stack up. There are likely to be distressed sellers in specific sub-markets. Do you have a specific focus or are you interested in the full CA market?

Just call a Realtor. Why wouldn't you ask this question of a person who works in the market every day of the year? They will provide you with many more relevant options in one hours than you will ever find from the people on Yahoo Answers in seven days.

well, checkout the Winterhaven section of ca, and of course other places, and yuma az too, but specific places i do not know, try this number and ask for Steve, who is in yuma az, his wife and him do real estate i think 928 783-7727 good luck, hope this number works i know you said california,but here is another number in az same area 782 2992 someone there might have a house or two for sale in yuma az good luck hope it helps
