Check how the deed to the property is worded ... carefully!
Almost every deed written before 1990 does NOT include the mineral rights to what is beneath the surface ... which, in effect, means you do not have the rights to the tunnel space.
I suspect that what has occurred is that either the highway or rail company has driven a tunnel through a hillside (that you now own). The problem with this is that when they did so, they almost assuredly purchased land for the right-of-way ... which should alos be outlined in your land deed. If this is the case, you DON'T own the tunnel ... they (rail or highway company) do.

Find a lot of people with constipation, and get them to sit over the tunnel whilst you feed them cauliflower, brussell sprouts, mushrooms, minced beef, cranberry juice, and a heck of a lot of laxative!
