It's sex between partners who are not married to each other, or sometimes even sex which is done for pleasure rather than procreation (regardless of the marital status of the participants). As such, it's broader than "adultery", which is unfaithful sex, i.e. sex between people who are married, but not to each other.
Edit: and the original meaning has nothing to do with seeds. It's actually from a Latin word for an archway. It came to mean sex because prostitutes would stand in archways to ply their trade.
