My roommate recently lost his job and didn't pay his half of the rent on time. Now the apartment people are posting notes on the door saying they want $620 by 01/11/07 or they demand possession of the premises. I have $250-$300 I can give them right now but I won't have the rest until 01/12/07 which is when I get paid. Will they work with me for an extra day?

Sorry to hear that! I would go to the office (or landlord) and talk to them to see if you can work something out. In the meantime, can your roommate get a loan from a family member or something! Good luck!

First of all, to find out how long you have look at a copy of the lease you signed upon moving into the apartment. In that it should state when they can charge you late fees and whatnot. And as far as whether or not they'll accept the money and give you an extra day to pay off the rest, you'd have to speak to the manager about that. I work for something you could consider an apartment complex, and trust me, giving something is better than nothing in their eyes. Talk to them about your current situation and they should understand. Good luck to you!

Read your lease--you may find the answer there. Next -Talk to the manager to see if they will give you a break. Depending on the State you are living in, call the local Justice of the Peace and ask about the proper eviction procedures. In Texas, once managers demand possession, the next step is through the Justice of the Peace to evict(demand possession). At lot of how the managers treat you depends on you rapport with them through past experiences.

I don't think there is a time frame specified by law. If you signed a lease or tenants agreement, look at it and see what it states about delinquent payments and actions agreed upon by the landlord. If you have been late with the rent a lot, they may be even less flexible for you.

I know that at my apartments, the rent is due on the 1st of the month. You have until the 3rd to pay, or else you are charged a late fee. By the 5th, they have a right to kick you out.

I would give them what you have and explain the situation. I'm sure if you give them 250.00 today and tell them they will have the rest by 1/12 they will work with you. Your bigger problem is your roommate. When will they have the money? Next month is right around the corner...

Most likely especially if this is first time you were late go to them and explain. Most landlords will work with you if you talk to them and dont avoid the situation.

90% of the time-- YES. As long as you are upfront and talk to them about it. Evictions are messy and cost them money that they dont often recoop. So call them and explain. I bet they would be willing to wait that one extra day to avoid the evicion process.....

but will you be able to pay next month??

If I was you I would go talk to your Landlord, explain your problem
and see what happens. (doing it in face to face helps ) I would then tell your roommate if he or she cannot pay their half to get a job or get out
