Like what happens if the person you try to keep secret from your apartment management would not pay you or move out? Can you kick them out? A friend of mine is thinking about subletting but is weighing the possibilities. Who has been in a similar situation?

Subletting generally doesn't relieve the original contracter from his legal obligations. Also depending on where you live, you may be forced to get the apartment management's approval to sublet.
The bottom line is that this can be very tricky because you become responsible for the subletter's actions. Any damage, non-payment issues, etc., still remain your problem.

The apartment manager knows about the other person. You don't have to tell them, they find out from neighbors. If the contract says you and only you can stay in the apartment, then you are facing being evicted because you are violating the contract. If you go on vacation and need someone to stay at your place while you are gone, then you need to notify the manager. Subletting is good onlyl when you own a condo or home.

The problem with kicking out the loafer is retalliation. They could come back and cause serious damage to property both apartment or personal. There are forms in Office Depot that you file with the local court system to help remove the person from your apartment.

It is wise not to get into a subletting if you can avoid it.

You can get in so much trouble for this. The apartment management could make your friend pay the entire rest of the lease and the cost of the "friend". If something goes wrong, and it always does, the "friend" could be a jerk and go to the manager and explain what happened. Your friend would be evicted and have to pay the duration of the rent. You need to advice your friend to put the other party on the lease so they are also responsible for covering the rent. This will protect your friend when the other "friend" messes up. Always do things by the book, otherwise you will continue to live in fear of someone finding out. Thank you and good luck.

What if they destroy the place. Then your friend would be responsible.
