I am renting a unit and the other day the owners turned up unannounced and wanted to look through the unit to see if anything needs doing

I thought they had to give at least 1 to 2 weeks notice, I know the real estate does

Do the owners have to give me notice of when they are coming or can they just turn up at any time?

Yes, the owners are not allowed to come into the property unannounced. They need to notify you in writing beforehand. Not sure of how much notice but I rent to and our real estate agent always sends us a letter a few weeks in advance whenever they want to do an inspection and it's the same for the landlord.

You should have a lease and that lease should spell out landlord access to your apt. Usually, unless there is an emergency of some sort like a broken pipe or something like that, they have to give prior notice before entering. You have the right to refuse entry if they did not give notice. Many states have this requirement as a regulation, so even if it's not in the lease, they still have to abide by the law. So if this isn't in your lease, then start surfing your State's web site looking for the regulation or agency that governs rental property issues.

I've never heard of written notice being required, and 1 - 2 weeks notice would often times defeat the entire purpose of a check to see what's going on...

The owner should give you some notice - even if it's just a few hours, but I think it should be outlined in your lease. If not, then you would have to see what the laws are in your jurisdiction.

I actually have renters in one of my homes and If I wanted to go into the home to look around I would have to give them a 24 hour notice.

Private owners can probably just show up on your doorstep if they want. But you should ask them to call you first, just so they won't do it again. I think they do need to give you notice, if they go into your home and you're not there.

it depends on how your lease reads. Most landlords give some kind of notice, but i dont think they have to.

it depends on the state. in mine (Arizona) they must give you 2 days, unless it is an emergency. if they just show up, you do not have to let them in, but i always do, ive got nothing to hide
