So I want to rent a house and I will not be going to a property management. But how do I know that the person I am renting the house from really owns the home? Is there anything I can do to verify that? Is this kind of fraud a common problem? Is it a problem at all?

Believe it or not it does happen. You should call the assessor's office in the county the property is located and they will give you the name of the assessed property owner. To get put on their roles you have to prove you own the property. If you want you could also call a local title company.

Ther are lots of different situations, some are OK and some are not.

The best way to find out who owns the home is to go down to your county records dept and check it out.

If it is a lease/sub lease option situation, then it is OK if they don't technically own it because they have an "equitible interest" in the property.

Check ownership records from the county office. Properties are listed on counties' web site and you can search through that database based on address.

Why should it be a problem?

My mom owned a house that she let my uncle manage. My mom didn't have to deal with the tenants and that's how she liked it. Where is the wrong in that?

I don't know if it's a problem, but...Go to the Assessor's Office. They keep track of who owns what. Hopefully, they'll have public access computers where you can search by address or name. If they don't, they might have friendly staff to help you.

Just tell them you want to find out who owns "such-and-such address". Leave out the paranoia, OK?

All you need to do is go to the town hall's assessors office and tell them the address. They will look up the owners name. Some town halls have books that you can look up the information yourself.
