Not sure what good notarization will do. That isn't proof the tenant received it, only that it was notarized.

I am sure there are local laws that apply. Perhaps you should consult a lawyer. At the very least send it certified signature required.

When given a notic to quit that is just the polite wy through court to ask you to leave. If there is no lease it is considered a month to month. If you do not leave then you will be served papers through court, and then you have to go to court and fill out paperwork to ask for a stay usually up to three months later.

But go to court or call to educate yourself and put your worries at ease.

No it does not need to be. It just needs to be in writing.
