I have a vacant property in Indiana now and there are a couple other rentals in the same neighborhood, so the competition is fierce in finding renters. Any creative ideas on how to stand out from my competitors? They are all offering $895-945 a month with ONE MONTH of FREE RENT! Truly appreciate it!

Is there a way to get it rented without lowering too much of my rent?

If you have it listed with a property manager, ask him to pull up all the competition. See how long things have been sitting vacant - also, be competitive on the commission offered to Realtors to bring a tenant.

If the average rent for your type of property is $900, and most are offering one month free, then you need to go $875 and one month free. If the average is $300 to the Realtor that brings the renter, then offer $450.

Yes, don't run a credit check, allow dogs and cats, let them know they are allowed to use the front yard for the propose of repairing their vehicles and also, that you do not charge late fees on rent or, take deposits for rental.

In short, no there is really no quick-easy-fast in the rental business that won't cost you in the end.

Be patient. Make sure your property is clean and in good condition. Attend to the aesthetics and offer it at a fair price. A month's wait is worth not having to spend 2-3 in eviction

Try renting at a reasonable price for you and them and offer a t.v., ipod, or free cable for the renters. This might attract them, you will get your money too and will be able to raise the rent later on.
