I need to find someone who can fix the problem. where do I look first? I don't want it costing alot of money. is there a cheap way to go?

basement has no floor drain and been using a wet/dry vac to clean it up.

I've been there. First identify where the water is coming from -- if coming from under a door the problem shouldn't be too costly to fix. Consider why you're getting so much water -- are the sewers or creeks overflowing? Are your gutters draining near your basement? Does your house sit in a hole or at the bottom of a hill?

If the water is coming from the sewers or creeks you can complain to your city/county -- but that's not always productive. Reroute your gutter downspouts so that they aren't dumping near your basement -- put a longer run on them. If the water is gushing down a hill -- you can have a birm/ridge with some shrubbery created which will help slow down and divert the water. Resealing your doors if that is the problem will also help. In any case it sounds like you need a sump pump.

We have a long drain outside our garage door that drains into a concrete well/manhole type recepticle where the sump pump is. The water is then pumped to the creek/drainage ditch at the back of our property.

After you identify the exact problem, start by looking for local handymen. The little guy will often be able to do a job a lot cheaper for you and oftentimes will offer better service. If the handyman doesn't feel he can help -- ask him for options. Another good resource would be Lowe's or Home Depot someone there could help point you in the right direction of fixing the problem yourself.

Check the exterior grading. Subtle negative grading can cause a lot of issues. If you have gutters, make sure they are unclogged and extend at least five feet away from the foundation. This is the most common situation (no gutters and improper exterior grading) in homes with foundation leakage.

If you need to have someone fix it, look in the yellow pages or your local paper business directory. Gutter installation should be around $300-$500 for plastic and less than $1000 for seamless aluminum.

Try these things before committing to basement waterproofing schemes that can be costly and do little for your cause. These include interior drain tile and sump pumps. Email me with any other questions you may have as these solutions may not be enough. Good luck.

Find out where the leak is coming from. If its coming from outside... ad gutter extensions to the end of your gutters so it dups the rain water further from your house. Also, get a bunch of topsoil and put it around your house so that you are grading the land to slope away from your home. It doesnt need to be a drastic grade... just enough to keep the water from pooling up near the foundation.

Do you have a sump pump? If not you should probably get one and run a hose to outside.

first place to check is to make sure your downspouts are directing the water away from the house. You may want to install an extension on them to make sure
