Will a mixture of Helium and water vapor behave thermodynamically different from an air- water vapor mixture?

Not significantly. Helium is closer to an ideal gas than water vapor is, but unless you're dealing with extremes of high pressure and low temperature, the mixture should be pretty close to ideal.
