i was just wondering what factors exactly differentiate a house from being a multifamily vs a single family in miami, florida

A SFR is a property designed for only 1 family to live in. A multi family unit is designed for more than 1 family- with complete and separate units. For example, if you own a single family home that has a guest house- it is still considered a single family home as the guest home is essentially an extra bedroom. If, however, you start leasing out that guest house it will become a multi family unit as it you now receive income from it. Typically a multi family unit is a duplex or greater with 2 or more separate units.

The answer can vary based on who is talking and why.

The following is not specific to FL.

Most people call any property that has 1 title (legally 1 piece of property; 1 deed of ownership) but with 2 or more living units to be multi-family.

In the real estate business the technical definition can be more restrictive. 1-4 unit properties are all called residential. Any property that is 5 units of more (again 1 title deed) is called multi-family commercial or variations of that.

Why the difference? A person can obtain a owner occupied mortgage on a 1-4 unit building even when they can only occupy 1 of the possible 4 units. It is still called an owner occupied property.

If the building is 5 units or more (even if some of the 5 are not even residential in use) then the building can not qualify for owner occupied financing as a primary residence.

SFR - Single Family Residential.
2-4 unit residential. Most place will call these a 'plex as in duplex, tri-plex, 4 or quad-plex. Some places call a duplex a twin. Note that all units are residential in that people can live there as a home.
5 unit or larger - commercial property. Maybe multi-family residential such as an apartment building. Or maybe a commercial property that has multiple units which are mostly or all used for business purposes. Not legal to be lived in would be assumed.

You will have to go to the planning and zoning in the city of Miami. When the property was first built they issued a permit for the building of the house.

At that time the permit determined what type of structure would be built at this site. A single Family home, a duplex, triplex or four-plex.

Now if some thing else was added or taken away after the original permits were approved and a certificate of occupancy was issued, the persons doing the adding or taking away would have had to get permits to do any addition or taking away. Normally people make additions.

If there were no additional permits gotten on the property then in all probability if there was an addition then it was done illegally.

If something was added illegally then this would have to be permitted or torn down. Check with the plans and permit department.

If a property has more than one living unit, it's multi-family.
A duplex, triplex, 4-plex, etc, etc are all multi-family dwellings.
If a single family home has an attached "mother-in-law suite", it is still not considered a multi-family dwelling. There are a few guidelines for a "mother-in-law suite", such as it can't have it's own electric meter.

duplex or more is a multifamilly which you don't want because its nothing more than a glorified apartment with home owners association fees of no less than 200$ in Miami. Go to forclosure auctions and get you a deal on a single family home.

A duplex,something that was built with separate entrances/kitchens/etc,etc. but under the same roof is a multi family dwelling,

sure its seen multifamily regardless of it being a centred visitor homestead ,Florida is changing taxation for centred visitor residences on your materials, taxes going appropriate in the process the roof!!seek for strengthen in coverage too !!
