I have a degree in real estate, and am around a lot of real estate developers. Real estate development doesn't require a degree. What it does require is money and less importantly the skill to do it well (perhaps doing some of it yourself). What you need to learn is to find and recognize when a property is not at its highest and best use (helps if you have experienced friends to get advice from) and also recognize if the investment is within your ability to develop the property to it's highest and best use (or to find investors willing to trust you to do it.) Most people dream of using their own money and credit in these types of endeavors, but I would submit to you that it's probably beneficial to get to the point where you can use other people's money and credit. What I'd recommend to get you started in the right direction is to find other developers who'd be willing to mentor you in exchange for you doing some deal finding work (and even better if they give you a percent of the profit.) Good luck.
