I am an investor and I always utilize the leverage of competition - or the use of shopping around with different brokers - to get the best pricing and terms as possible. Utilizing many different brokers encourages them to stretch and give you the best they can. Ultimately, once you've determined who is offering the best deal and terms for you, you then eject from the others and concentrate on the one single broker closing your deal.

When you place your property on the market with a realtor they have you sign a listing agreement. That contract normally gives them exclusives rights to market your property and entitles them to a commission when is sells. Some contracts even state that the realtor gets a commission within a specified time frame after the listing period ends. Read the contract before you sign it.

Most all brokers are members of MLS..Multiple Listing Service, so many will be working on it anyway unless you choose to give one exclusive rights..which can limit your exposure to the resale market.
