We all know that house prices are at a ridiculous all time high, and even couples who both work, find it hard to get on the property ladder. For years now they have been recommending inflated figures to boost their commision levels. It was estate agents who decided what council tax band your property should come under, which has resulted in many people paying more council tax than they should. I phoned my council and was told the work was contracted out to estate agents and they stood at the end of the road and Guessed the worth of all the houses including mine. I wonder how much that cost the taxpayer.Their earnings are a closely guarded secret and is it any wonder. They are not accountable to anyone and continue to make a fortune from selling houses.

Here in the UK we have estate agents that recommend a houses worth. We have valuers employed by the mortgage lenders to put a true worth on the property. No different to the American system. If you read my question properly you will see that I wrote exactluy that.

Mr trend Vampire has been reported for abuse. He also did not read the question properly. Is it any wonder that many British people do not like Americans because they not only don't listen or read properly, but they also throw unneccesary abuse at what they don't understand. It would be in your own interests to apologise for your comments in added details because all three of you have made complete fools of yourselves.

My job requires me to work with real estate agents on a daily basis and the group as a whole has got to be some of the meanest most rude people in this country.

I think you may be misinformed about real estate agents at least here in the states. Agents are accountable and are licensed by the state--one could loose their license, suspension and fined. Supply and demand usually will drive a housing market. When this happens yes the price will rise and the appraiser is well informed and knowledgeable of the market. NOT all agents are sharks, those few give everyone else a NASTY name.

but anyway... i think what you are describing is a market rules failure. If the system is set up in a certain way, it will always draw in a certain kind of person. Britain has allowed its changing economy to create mortgage millionaires too easily, and to no lasting benefit. That's the nub of the problem. The estate agents themselves are simply the means by which the inevitable has happened.

As to what the rules SHOULD be, I really don't know.

Real estate is a major scam all over the country. The relation between the tax structure and the land assessors in notoriously corrupt everywhere I"ve ever lived.

you may find this hard to believe , but last week one i am up with wanted to withdraw mine from sale (no probs with the house) but i would not follow their guidlines on price!!!!!! thay can tell me how much its worth:::NO (do have a bit of knowledge) yes a lot more than them
