~I have bought a house as a sitting tennant. The previous owner has loads of stuff in the garage. how much notice do I have to give him to remove the stuff?

The stuff thats mentioned is various odds and ends like exhaust pipes, bird cages, household items, rubbish etc. It was never mentioned in the contract.

Once you truly "OWN" the house, anything still in or on the property is yours. To give notice or allow removal may be a courtesy, but that's all. You don't define "Stuff" either and I assume most is trash.
If there was any contractual obligation recorded, and stipulated the former owner remove sais "stuff" then you have a case. The former owner is truly without recourse however, should you decide to put all the "stuff" at the curb.

Give him 30 days in writing and mail it certified, keep a copy and staple the certified receipt to it. DO NOT LOSE IT.

That wouldn't apply if there was a time period in the contract you signed.

Did you verbally tell him that it could stay there for any specific period time? If so, I would send the letter anyway specifying the date that it was supposed to be out.

Good Luck this sounds like a Court show case.

the previous owner is obliged to remiove anything that was not included on the inventory list of things that were to be left. get your solicitor who handled the sale to write giving him notice to remove the items or you will order a skip and send him the bill.

As you bought the house, all "stuff" should have been removed by completion date. As it wasn`t, previous owner is liable for any costs incurred due to the removal of same

As you have bought the house you have NO need to give any notice. The day you took possession of the house it and all goods on it became yours.
Do with it as you wish.

As part of any sale, the contents must be stipulated in the inventory. As you own the property outright, then you have immediate notice to get rid of the stuff.

Take it up the dump or put it out to the dustman.If the other bloke says anything you say the garage was open and guess that someone must of emptied it .Then just ignore him.

I think legally you only have to give him 10 days notice in writing. It would maybe be nice to give him a fortnight. Depends how long his stuff's been there.
