I live in Fargo, and recently lost my job. I have an opportunity with a major company in Seattle WA and need to leave next week. The apartment lease is in my name, and my room mate has been staying here with me for all 8 months that I have lived here. There are still 4 months left on the lease, but he refuses to take over the lease or even pay more than his half of the rent even though he will be the only one here. He has a good job (that I helped him get) and we have been friends for about 8 years. What should I do?

The only thing that you really can do if he's not willing to take over the place. Move out and let him find his own place. If he's not willing to take over the lease then it's going to be up to you to take care of your own responsibility to the landlord in regards to your financial commitment.

Best bet, tell your room mate of your intentions to move to WA, give them the time frame and the confirmed details(phone #, etc.). If they can't keep the apartment, or aren't willing to keep it, then it's not up to you to provide for them. Especially in light of the fact that they've already refused to take over the lease or pay over their half of the rent according to your posting for those remaining 4 months of the lease.

if he was a good friend he would do what he could to help you out as well. hes kind of being selfish if hes not willing to take a huge responsibility like leasing the apartment in his name. i think in this case you should try to stick it out for a couple more months because if you break your lease... that will be bad. great job opportunities are hard to come by, but if your willing to try harder after your lease is over then go for it.

Just let him know that when you leave you won't be paying rent. If that gets him kicked out, that would be his fault.
