Price and condition are the two factors that effect the sell of a home more than anything. To sale your house fast...1) Price. The price should reflect value...slightly below market or comparables but not too low as they may suspect something is wrong with it. 2) Condition. Inspect your home first for any major problems before pursuing improvement projects. Installing a jacuzzi would not be a good idea if you have plumbing problems or a whole in your roof. Aside from any major problems, you can focus on the cosmetics. The kitchen, bath(s), floors, and walls should be clean with no visible damage and/or in good repair. You may want to consider adding some, if not all, of the following: fresh paint, hardwood floors, new carpet, ceramic tile, granite or corian countertops, stainless steel appliance package, new or reface cabinets, landscaping.
As for the basket ball area, sauna and jacuzzi...save your money and have it installed in your new home.

In my area, south Louisiana, you would spend more money on the improvements than it will bring you in dollars at a sale. I would not advise you to do that just to get more money at the sale.
If you are looking to get more money with the least expense make sure everything is very clean, fresh paint, nice carpet, no visible damages to the home etc.
If you insist on spending money I would suggest landscaping to improve the curb appeal.
Contact your local realtor to see what buyers in your area are most interested in. Every area is different.

My husband and I were going to put our house on the market last year. We asked this same question of our real estate agent and he told us that the best things to upgrade in a home are bathrooms, kitchens and basements. He said these are the things that really sell a home.
If you have all of those areas of your home upgraded, then by all means, upgrade your outdoor area. If not, I would focus on the inside of your home, since that's where most people spend their time.

It will .Also when you advertise you can state the fact that the buyer will straightaway be getting mortgage loans for the buying .If you need assistance about that i can provide the loan for your client.
500 then you will have a 100% financing for 30 years payback arm with interest in the higher fives and lower sixes .In other cases also you will have mortgage loan but the thing is if your credit score is less then you have to have down payment or your rate of interest increases .
Your income and years at the current job also comes into picture .

Do Not waste your money on this stuff . lousy return on investment and will limit the number of buyers interested.
you need to clean up house with white glove mind set. fix up the front yard for wow factors , get four or six opinions on front yard. clean back yard, make sure grass is good, trees ar nice and trimmed.
make sure rugs have been cleaned or replaced (dogs and cats can kill a sale). seen 10000$ cat stinking rugs.
again the outside stuff is a waste cause the buyer will see it as extra expenses they are going to have to work you down on.
Bad Return on your Money.
