Declutter is excellent advice. Rent a storage shed if you must, but get the extras out of your house. If you have a lot of family photos out, get rid of most. Your house should seem sparse to you. Most people want white or light colored walls.......paint if necessary. Open all drapes (windows sparkle don't they?) and turn on every light right before the house is shown. This way the house is light and airy. I assume the carpets have been cleaned, the floors sparkle, etc. check every drawer that it works properly, no hinge anywhere sticks or squeeks.
How about the plumbing? Do the drains drain quickly? Does the hot water come quickly? Run the water right before a showing so it is there quickly.
Outside, the grounds should be perfect. No driveway stains, etc. Have a nice big pot of flowers on the porch or nearby. Curb appeal is what gets folks out of their car and into your home. So make certain the landscaping is in great shape. Sidewalks safe, no tripping? House numbers quite visible........a frustrated real estate agent trying to find house gives off negative vibes. Back yard ........dog vacationing elsewhere and the poop picked up?

I've never sold a house, but let me tell you what I noticed as a buyer. Open the shades and make your house seem very bright. Take care of the lawn too. I looked at a house with over a foot of growth and was turned off. Hide any liqour. Straighten all the cabinets and the pantry. Clean your oven and microwave(built in). Look for cobwebs in the light fixtures and windows. Make sure all the doors are WD-40'd. And as much as you want your house to smell nice, don't overdo it. I would go for the cinnamon and cloves OR candles, but stay away from incense. If I was your buyer I would think that a 16yr old was hiding a drug smell. Sorry...but I'm being honest. And I don't know if your agent has done this, but the best is to leave a flyer with pictures on your kitchen table so that a potential buyer can take it home with them. After several houses in a day, they may forget what your's looked like, even though they liked it! Good luck!!!

have you ever seen "Sell This House" It's on A&E. They have some great ideas. First they pack up everything that you wont need, such as personal pictures, nik knacks, clutter of any kind. Hide all personal products that you need. you want to make potential buyers imagine themselves living there. Update simple items such as light fixture and cabinets. focus on the kitchen and bathrooms, those are the places that make or break a sale. make everything clean and fresh. Hope that helps some, but I do recommend seeing that show.

I would have a friend come on a tour of your house and have them write down everything they notice.
Remember too that one of the places they will be standing the longest is at your front door (while the Realtor unlocks the door).
Stand at your door, look around, look up and down.
Having a friend look for you is best because their eyes will not pass over the things that you have "gotten used to."
((My mom has been in real estate for 30 years and I would "inspect" houses for her and tell her what I noticed))
I would also declutter at much as you can.

Have you ever thought of upgrading some of the electrics in your house? i.e. light switches and some new fixtures.
We had upgraded some of the light switches with dimmers and the "lighted" light switches. (looks like a night light but no quite) Also you might wanted to look into polishing the floor or vacuuming the carpets prior to the arrival of buyers.

No, I burned my lips with the coffee while I was taking a sip and saw that mopdog. Where do you find these things? My kids laughed a lot when they saw the pictures of the naked cats you sent. I sent it to all my friends also. Hey perhaps Kathwa can use that dogmop for cleaning her house.
