someone i know signed a quit claim deed to there house about 3 months ago and they want to remove the person off the deed that they added on. can they do this?

A quit claim deed means the person has no legal right to the house anymore. You can't change your mind after you signed, but if you want someone else on you deed you can do that you just have to go through the right channels.

A quit claim deed removes a person from a deed on the mutual signatures of the people involved. To remove someone from a deed, you would have to have that person sign the quit claim deed - the other owner can't force them off the deed once they are on.

You have a bunch of issues here. "I can prove that the signature is wrong because my mom was smart and change it after leaving him." This could be your first problem, could she have also changed it when she inadvertently signed the house over to him in other court proceedings? Second problem "17 years ago" Who took care of and maintanined the house all these years? And this could be looked at as abandoning the property after 17 years. Pay for a consultation but I don't she how she would gain much from the process after 17 years of NO input to the upkeep and payments on the house. Were Mom and Dad ever divorced? If so what do the court documents say about division of property etc?

Quit claim deeds are fairly usless bits of paper. Get an attorney.
