i need a good grass for a very high traffic area. prone to wet in winter and dry in summer.

Bermudagrass, Centipede, or St Augustine would be best. all have their benefits and detriments. Centipede is probably the easiest to grow and contain where you want it. St Augustine is the prettiest but the most trouble - bugs, fungus, intolerant of drought. Bermuda is in-between. There is a new grass that I don't know too much about called Seashore Paspalum. I think your region is supposed to be ideal for it. Plant them in springtime, from sod or plugs, for best results.
