Check with yor broker or with your local association. If you are not familliar with comercial transactions (very different from residential) and don't have someone to lean on, consider finding an experienced commercial broker to walk you through the process for a referral fee. You have a lot of liability. You are representing yourself to your client as a competent professional and if you do not know what you ar edoing then you have liability in hundreds of possible scenarios. DO NOT RISK YOUR LICENSE! Get some local help.
