I am currently selling my house and their is an existing problem with my garage roof which needs replacing.Although the garage isnt joined to the house, but is a seperate concrete fabricated building, will it still be included in the survey and therefore the potential problem be found by the surveyor or can i get away with leaving the work undone?
p.s I wouldn't generally be so nasty but i just cant afford to get the work done.

All surveyors will look at outbuildings, garages etc if they are part of the sale. He may just add the roof to be done as a 'recommendation' of your buyers mortgage, and not a 'condition'..... which would mean there is no need to get the work done, or reduce the price. I really wouldnt worry about it at this stage.

If it's a permanent structure on the property, then I think it has to be included on the survey.

The survey defines the boundaries of the property and the permanent structures located on it, as well as any fences, easements, etc. The condition of the roof shouldn't be an issue as far as the surveyor is concerned, however the INSPECTOR will likely find it and note it in his inspection report.

You can leave the work undone, but expect a buyer to offer less for the house because they will have to do the work themselves.

Also, if you have filled out and signed a Seller's Disclosure and you have not disclosed a significant problem that you have knowledge of that is asked about on the Disclosure (basically lying on the Disclosure), there is the possibility of legal ramifications, just so you know.

If the survey says you need to replace the garage roof you will probably have to or drop the price of your sale so the new owners can pay to replace it themselves.
