Chimney is 85 years old.We've sprayed the it with a hose to find the leaks, then caulked, sealed flashing, sealed masonry and it still leaks. I've repointed areas where concrete was loose. Found rotted concrete behind the pointed areas that I've repaired indicating that all of the concrete behind the pointing is moist white powder. The leaks just seem to redirect to new areas.

Go to the hardware store and they sell a chimney sealant I can't remember its name but it goes on like a black tar and hardens. I fixed my fireplace with it ten years ago and it's still good

If you haven't got a liner in this chimney how does your insurance keep you up? and the local fire department? without a liner your walking on dangerous ice out there my friend. If you ever have to really fire up in the cold weather you might find your self in trouble. That chimney was out of date as soon as the concrete started falling and it'll keep falling, they're just like this, put a liner in it, it isn't that hard for a couple of guys on a week end to drop a liner in one of these and you'd be safe, along with your family.
