You need to report this to the police if you don't and they can prove you knew you could have charges brought against you and you could lose your property.

if you know they are doing drugs, that is one thing, and doesn't affect you at all.
on the otherhand, if they are cooking crack or making meth on your property, that is another thing entirely.

if the law finds out you allowed them to manufacture drugs on your property, you could lose the property and be charged. It just depends on the drug in question, and how much of a prick the authorities want to be.

if they are just buying the stuff from someone else, and using, you have nothing to worry about, other than maybe a few parties on your property.
if you know them enough to know they are doing drugs:
-are they nice people?
-do they pay their rent on time?
-do they respect other tenants?
-are they good tenants otherwise?

if you can answer all of these questions with a YES, and they aren't manufacturing, make your rent money. that is your business, let the law worry about their's. Because unless they are manufacturing, and you know, it doesn't effect you, but a vacant apartment does.

the reason i say this is, most people will do drugs for a little while, until they either get bored of them, or their lifestyle changes, and the drug no longer fits into it. which is usually what occurs.
some people can handle drugs, and some peopel can't. the only hting that make illicit drugs worse, is society's stigma of the whole situation.
if they are mid to upper 20s, and possibly going to college, chances are they will end up meeting that lifestyle change after they graduate college. well unless they end up getting charged for a minor drug possession, in which case, they lose all college financial aid, and probably keep that lifestyle for the rest of their lives.
I don't really know our situation, but if they aren't manufacturing, and you would know if they were form the horrible smell, and if they are good teneants, and have caused no problems, just talk to them and say:

"there are things that go on around here, that are my business, and things that go on around here that aren't. As long as the things that aren't my business, do not start becoming a problem for me, my property, or my other tenants, then those things will remain none of my business. However, if those things do start causing problems, and do become my business, then i will be forced to do things that i do not want to do but will have no choice. Do you understand?"

when they finally realize what you just said, you'll probably have the best tenants you ever have had.

I do not know how it works in your State, but in California a person can loose their house if the " tenants " are convicted of selling drugs from the house.
If they are using they are selling in some form.

I have witnessed this with my own eyes . so i know what i am talking about.

Could be a disaster. If it can be proved you knew the property was being used for illegal drug activity, you could lose it all. Don't be foolish, if you know of drug usage on your property, rented or not, you need to notify the police and let them handle it.

If they get busted, there is a chance that your property can be ceased and auctioned off later. I would report them to the police, give names and all other information that you have, then make them move. Get proof, pics are good.
