I attached a link to Tenant law. Just click on the link then your state. If you have damages other than normal wear the landlord can sue you for damages. Here is the kicker. The landlord must have good documentation on the condition property was in when you moved in and documentation of its condition when you leave. He has to prove damages! Very few ever have good documentation. Please read the answer to "Q: I told my landlord I'm moving at the end of the month; is there anything else I should do to make sure I get my security deposit back?"
You will find it very interesting. No where in there does it mention the number of years you stay at a rental.

landlords always try to get more then they deserve for stuff like that. that's why you should take pictures or a video of the place before you move in, and again when you move out so you can prove your side of the story.

Normal wear and tear is what they can expect. If they are trying to get you to replace appliances and stuff....that is not right.
