According to some recent (December 2006 - January 2007) articles in the Gainesville Sun, now is certainly NOT the time to buy a condo. It says that the market is overvalued, so you're buying high (and most likely: selling lower later). This is the highest the market has ever been and there are TONS (and tons and tons) of unsold condos. Excess supply and overvalued asking prices mean that the market is going to tank.
Instead, I'd recommend renting for now or even getting a short-term lease, and waiting for the bubble to burst.
There are some apartments in Gainesville that are nicer than most of the condos, anyways, like http://www.trimarkproperties.com/heritage_oaks_apartments_in_gainesville_florida (Heritage Oaks).
Also, if you're a student and location is important to you, you might want to check out
http://www.trimarkproperties.com because they manage Gainesville apartments near the UF Campus.
