I have to move over seas because of my medical condition but my lease is not up until July, Do I still have to pay all those termination fee even with a letter of validation from my doctor?

Yes and No.
You entered into a contract with a landlord and unless your contract says that you have to give wriiten notice of leaving the premesis a couple months before you leave, it is binding and you according to the lease you have to pay.
However if you have a medical condition that does not allow you to stay where you are then and you have to leave, you can do so. Reason being, the landlord has no choice but to let you leave. If the landlord ever took you to court on the matter, no Judge in their right mind would ever side with the landlord under your current circumstance.
Further more; The landlord CAN proceed with a collection agency to collect the balnace owed, but you can fix this by communicating to the landlord. If he still has a problem, have an attorney draw something up for you preventing the landlord from attacking your credit.
