We installed ceramic tile with tile grout and the grout turned from black to grey in splotched areas.

It is a reaction to moisture. I have had luck treating it with a 1/2 water 1/2 vinegar solution to stop the reaction and then sealing the grout with a good grout sealer. If there is any mold, treat with bleach or a commercial product like X14.

Do you have concrete walls, by chance? This happens mostly with concrete. The vinager/water solution, as mentioned above is the best cleaning solution, but will not stop the problem from continuing. More drastic waterproofing is most likely necessary. And without more details, I wouldn't dare give advice as to what might be necessary.
