Get 3 references from them. From their present employer, landlord or lettings agent and their bank.
Ask probing open questions questions, if they are being evasive say things like, Can you expand on that?

Find out about social habits? Do they regularly have friends bf / gf's to stay.

Do they work shift work / weekends / evenings?

Are they clean & tidy, ask about noise.

Smoking, pets, why they are looking for somewhere new to live?

Get them to imagine they are their best friend and what would their best friend say about them?

You need to find out if they have any special requirements and what they expect from you.

What is their current rent? And how will they afford it if yours is more?

You can also ask about things like if they are on benefits, CCJ's, bankruptcy as their address will be yours too.
